Future - A Resilient Tomorrow

The future vision of The Mirasol is rooted in its origin - 1926.  The Mirasol opened its door as a new hotel, on a new island, in a new, growing city.  It was the embodiment of what Tampa could become.  Featuring the finest architectural and design appointments, luxurious guest rooms, and amenities focused on gathering as a community; The Mirasol was a novel place visually and conceptually.

Much has changed in a century; some things have not.  Davis Islands remains a tightly-knit, intimate community.  However, the island has lost many original establishments.  When The Mirasol closed its doors to the public, we all lost the anchoring amenity that offered a communal place to gather, embrace, enjoy, and utilize together.

The current owners have embraced The Mirasol and are ready to transform it back into an iconic hotel for their community of Davis Islands, and all of Tampa.

HOW:

​With building and repair costs at all-time highs, complexities associated with historic structures, and the potential to create greater density, a different developer might be incentivized to demolish The Mirasol and build new. However, by returning the existing structure to its original use—a boutique, neighborhood-scale hotel—the building can be preserved in an economically viable manner. Other uses and renovations of the historic tower would be too costly to pursue while adequately investing in preservation.

To further support the project’s viability, the proposal includes constructing two new expansion “wings” on the site. Each will be located atop the two existing surface parking lots, one to the north and one to the south of The Mirasol. Both new wings will be three-story, low-rise buildings, anticipated to serve as either residential or hotel spaces. These wings will function as part of the hotel, sharing amenities and services.

By reconfiguring the site plan and parking areas, the project will meet 100% of its parking demand through ground-floor parking. Loading and trash collection have also been carefully planned and incorporated into the site plan, ensuring seamless hotel operations. A site-wide resiliency plan will be implemented as part of the landscaping and stormwater systems.

Each wing will be designed to meet the latest structural, wind and flood standards while creating opportunities to enhance the existing building’s resiliency. The team is studying a variety of enhancements, including but not limited to hurricane-proof roofs, new impact windows and doors, elevating electrical equipment above flood elevations, relocating mechanical equipment, eliminating the north basement, sealing and enclosing the south basement to prevent future water intrusion, upgrading all electrical and plumbing systems, providing emergency generators, and implementing best practices for stormwater management across the site. These measures aim to protect against future storms and flooding, ensuring The Mirasol’s preservation for the next century.

By providing additional building area, the expansion wings will generate income for the property, making investments in the historic Mirasol financially viable and allowing for its long-term preservation. The project team is also studying façade repairs, waterproofing, and additional window replacements to ensure The Mirasol remains the “Crown Jewel” of Davis Islands for generations to come.

This project represents an exciting vision for The Mirasol’s future, ensuring it remains an important and resilient part of Davis Islands’ history and community for the next hundred years.
